Project Expo 2000, phase III


The modern office building is located at N.Y. Vaptsarov Blvd. in Sofia and constitutes the third phase of the ambitious development Business complex Expo 2000. The Employer is "xpo 2000 Real Estate" EOOD and "Raiffeisen Property Holding International GmbH.

Bavaria Aircondition Engineering OOD took part in the preparation of the building systems design  and respective coordination of the design, performed services for project management and site supervision for the works for completion of the building and surrounding infrastructure, covering also partial demolition of an existing building and execution of drilling wells for use of groundwater energy.

The building has a total built-up area of around 10 000 m2 and offers to its visitors modern conveniences, comfort and security achieved by a luxury interior and functionality in the separation of the areas, high quality of used construction materials and technologies for execution of the installations and equipment in the offices, underground parking with enough parking places, access control system and 24-hours security and video monitoring.

Access to the building is provided on one side from N. Vaptzarov boulevard and on the other from At. Dukov street. Due to its strategic location the complex offers accessibility by private and public transport.

In terms of architecture Phase 3 of Expo 2000 consists of a high-rise 8-storey part of the building and a lower 3-storey part. Modern architecture and dynamic silhouette contribute to the attractive and representative appearance of the building.

The most distinguishing architectural element of the building is the façade which combines three types: solid façade with window openings, glazed façade and green facade.

The large console above the main entrance is structurally secured via seven wound columns which are a distinctive feature of the building.

Parts of the roof are executed as green areas and the vegetation thereof is provided as facade greenery on the eastern elevation of the lower part of the building and represents a visual connection with the adjacent landscaping.

In terms of interior, the main entrance to the offices is arranged as a lobby, with a two-storey height of about 7m. The lobby combines high level standards for aesthetics and functionality by implementation of two green walls, a reception desk with abstract shapes and natural stone covering on the floor and the walls, and the proper location of elevators, staircases and sanitary premises provides easy access even with people with disabilities.

The office floors allow for a flexible division of office spaces and natural lighting by providing an option for separation at every 1.5m along the façade.

An important feature of the quality and efficient construction of the building are the internal building installations. The system for heating, ventilation and air-conditioning of Expo 2000, phase 3 relies on geothermal water resources, a renewable and sustainable energy source used efficiently via water to water heat pump. Additionally, internal areas are provided with motion detectors for luminance control that also improve the energy consumption values of the building. Finally, all systems are provided with automatic control of their functionality via implemented building management system.

On the territory of Expo 2000, phase 3 has been established a cafe-restaurant with a capacity of 80 guests. Near the business complex there are additional catering and accommodation facilities, retail areas, sport and leisure amenities.

All materials used for construction comply with the criteria for sustainable construction certification in terms of energy efficiency, low level of dangerous emissions and are accompanied by the respective declaration of conformity.

The building has been awarded with gold certificates as per the standards of the sustainable development rating systems LEED and DGNB accordingly.
